June 2026 California Real Estate Market Report

The California housing market continued to gain momentum in June 2026, with home sales posting their strongest year-over-year increase since September 2025. While the statewide median home price eased from May’s record high, prices remained above $900,000 for the third consecutive month, reflecting continued demand amid tightening inventory conditions.

Key Highlights

  • Existing home sales increased 6.0% year over year to 279,880 sales, marking the strongest annual gain since September 2025.
  • Year-to-date sales are up 1.9% compared to the same period last year.
  • The statewide median home price was $904,640, down 2.8% month over month but still 0.4% higher than June 2025.
  • Southern California accounted for 43% of statewide sales activity, while the Bay Area and Central Valley each represented 22%.
  • The Far North posted the strongest annual sales growth at 23.3%, followed by the Central Valley at 13.8%.
  • The Unsold Inventory Index declined to 3.1 months, down from 3.8 months a year ago, indicating tighter inventory conditions.
  • Active listings fell 10.4% year over year, marking the fifth consecutive month of annual declines.

California’s housing market continues to demonstrate resilience, with strengthening sales activity and home prices holding near record levels. As inventory tightens and active listings decline, competition for available homes may remain elevated through the remainder of the summer selling season.
