How To Get Your Real Estate License in Pennsylvania

Pennsylvania Real Estate License: Salesperson

  1. Meet the general Pennsylvania real estate license requirements.
    • To get your Pennsylvania real estate license, you must be at least 18 years of age.
    • You must complete a Criminal Background Check by the State Police where you reside dated within 90 days of submitting the application.
  2. Meet the Educational Real Estate License Requirements in Pennsylvania - Enroll Today
    • Complete the 30-hour Real Estate Fundamentals course
    • Complete the 45-hour Real Estate Practice course
  3. Pass the Pennsylvania real estate exam
    • Have successfully passed both the state and national portions of the Pearson Vue Salesperson Real Estate Exam
    • Have completed, signed, and submitted the licensing application provided by the Pennsylvania Real Estate Commission, along with the required fee
    • Submit a completed Pennsylvania Real Estate license application to the Commission with a sworn statement from the broker with whom the applicant desires to be affiliated
    • Provide official transcripts evidencing the acquisition of degrees or course credits required by Pennsylvania state code 35.272(a)(2)
  4. *Beginning April 1, 2023, PSI Exams will no longer be registering or administering testing to Pennsylvania candidates for the Real Estate sales and broker examinations. New examination candidates will be required to register and test with Pearson Vue. Beginning March 20, 2023, any candidate who needs to take an exam will go to https://home.pearsonvue.com/pa/realestate to review the updated candidate handbook and access the new registration website.

Pennsylvania Real Estate License: Broker

In addition to experience requirements, broker applicants must fulfill education requirements. BROKER REQUIREMENTS: 1. Applicants must be 21 and a high school graduate or its equivalency. 2. Applicants must complete 16 credits/240 hours (1 credit=15 hours) of real estate study in one of the following ways: a. Obtaining a bachelor’s degree majoring in real estate from a college or university, b. Obtaining a juris doctorate degree, OR c. Completing the following courses from an approved provider: i. Real Estate Office Management (at least two credits) ii. Real Estate Law (at least two credits) iii. AND at least 6 credits in 3 of the following topics: *Valuation of Income-Producing Property *Valuation of Residential Property *Non-Residential Property Management *Residential Property Management *Residential Construction *Real Estate Sales *Real Estate Investment *Real Estate Finance *Basic Appraisal Procedures *Basic Appraisal Principles iv. The remaining 6 credits can be completed in any of the above topics or elective courses with a maximum of 4 credits per topic. 1. Courses must be completed within 10 years of the passing date of both portions of the examination unless the courses were taken as part of a bachelor’s degree or a juris doctor degree.
